She started her career as a professional real estate and business investor in 1992 in the beautiful Emerald City of Seattle, Washington. Seattle Wealth Partners is the outcome of Ms. Guzman-Trumps expertise and success in real estate investments. She found that others wanted to join with her in investing and share her “magic” in making money. Thus she formed Seattle Wealth Partners in 2011 to be the investment vehicle for others to joint venture with her.

Since then, Seattle Wealth Partners has been focusing on two areas:

First, buying and selling distressed properties. This has resulted in becoming an expert at remodeling including sourcing materials and working with the best construction and renovation teams for the type of work required.

Faustina says that in “buying and selling distressed properties and businesses I discovered that the renovation can be very expensive if you do not understand material options, sources of materials, contractor labor skills and contractor prices.  My expertise has expanded and offers me more opportunities for achieving my profit goals because of my cost efficient renovation system.”

Second, every successful real estate or business investment deal is a combination of finding the right property, which means: 1. Knowing the market value of the property before acquisition, or in other words “buying right.” 2. Knowing what the renovation costs are going to be, and 3. After the renovations are complete you must know the market value of the property. It is only then that a good investor can conclude that the profit opportunity is sufficient for my funding partners and my firm to invest.

We will look for properties that are in the early stages of redevelopment also. If the area is one that is known as “up and coming” we will probably be interested. Once the area has reach the full potential it is hard to make money beyond the normal inflation of real estate in general. Faustina says that her years of working as a real estate agent and as a real estate investor have sharply increased my expertise in knowing the after repair value of residential and commercial real estate.
